Residential-commercial building is set in the central part of a prominent city street that used to bloom with life, serving as the commercial and public hub of Ivanec. With the demise of craft and trade in the second half of the last century, that part of the town has all but died, and once important historical buildings have been left to decade.

The building took place of a degraded, unsightly townhouse and in the developmental and urbanistic sense marked a turning point in the evolution of that part of the town. From a design standpoint, it is simple and adapts to the height of the surrounding buildings. Due to the vast difference in elevation between the street and surrounding terrain, its back elevation opens up towards the backyard in the basement level, while the front elevation remains fairly short. The ground level hosts business premises offset inwards, while the upper floors are meant for housing.
